395 sqm luxury house for sale in Terramar, Sitges
Terramar
Durán Carasso presents this unique design property in the Terramar area of Sitges, set on a plot of 1,081 m².
The building was constructed following a 1960 project with an extension in 1974 by architect José María Feliu. It was restored and remodeled in 2005 under the direction of J.M. Pujol, an architect specialized in architectural heritage preservation, a regular collaborator with the Provincial Council and the Department of Culture of the Generalitat, and a member of the Technical Committee for the Architectural Heritage of Sitges (COTEPAS).
The building reflects the composition of functional and rationalist architecture proposed by the avant-garde movement GATEPAC (Group of Spanish Artists and Technicians for Contemporary Architecture), led by figures such as José Luis Sert and José Torres Clavé, among others, who participated in the 4th Congress held in Barcelona, where Gropius, Le Corbusier, Giedion, Breuer, Sert, and others were also present.
The design, the space, the lighting, and the volumes without ornamentation express minimalist architecture defined by the beauty of its proportions, order, and balance.
The original design included walls painted with primary colors, inspired by painter Piet Mondrian (neoplasticism), and later taken up by Mies Van der Rohe and Charles & Ray Eames in Case Study House 8 of 1949. Today, the walls are smooth, rendered, and painted white.
The ground floor is divided into two distinct zones: a day area with an entrance hall, a spacious and bright living-dining room, and an independent kitchen, and a night area that includes a single bedroom, a guest bathroom, and a large suite with its own bathroom and access to the garden.
On the first floor, there are three bedrooms: a double bedroom sharing a full bathroom with the single bedroom, and a large suite with its own bathroom. On the second level, there is a multifunctional space.
All rooms, including the bathrooms, have natural light, and the bedrooms have access to the exterior.
The exterior features a garden with Bermuda Tifway 419 grass, suited to Mediterranean climates, requiring up to 30% less water than other grasses, a nearly 40 m² pool, trees, and several porches, each with a different orientation and use.
The plot is elevated compared to the east and south sidewalks, with an average elevation of +135 cm compared to the south sidewalk and approximately 6.00 meters S.N.M.
In addition to an outdoor parking area, the property includes a garage with space for two vehicles, motorcycles, bicycles, etc.
The central heating is gas-powered with radiators, the water supply comes from the network, there is a cistern, an alarm system connected to CRA, and a well.
